How This Calculator Works

Virginia real estate property tax is calculated by multiplying your property's assessed value by the local tax rate. Rates are expressed per $100 of assessed value. The formula is:

Annual Tax = Assessed Value × (Rate per $100 ÷ 100)

For example, a property assessed at $400,000 in Fairfax County at the FY2026 rate of $1.1225 per $100:

$400,000 × 0.011225 = $4,490 estimated annual tax

Virginia's 100% Assessment Requirement

Virginia Code § 58.1-3201 requires every locality to assess real property at 100% of fair market value. This means no assessment ratio adjustment is needed. The assessed value on your tax bill should already represent the full estimated market value as determined by your local assessor, typically as of January 1 of the tax year.

If your local assessor has valued your property differently from market value, you can appeal your assessment through your locality's assessment appeal process.

What This Calculator Does Not Cover

This calculator provides an annual estimate based on the base real estate rate only. It does not account for:

  • Special district levies (see notes below for Prince William, Winchester, Suffolk, and Hanover)
  • Senior citizen, disability, veteran, or other local exemption and relief programs
  • Land use assessment programs (agricultural, forestal, open space, horticultural)
  • Proration for mid-year property purchases or sales
  • Outstanding penalties, interest, or delinquent balances

Arlington County — Advertised Rate, Not Yet Adopted

The Arlington County rate shown in this calculator ($1.053 per $100) is the FY2026 advertised rate as proposed in the county budget. As of April 2026, Arlington County had not yet formally adopted this rate. The adopted rate may differ. Verify the current adopted rate at arlingtonva.us before relying on this estimate.

Prince William County — Additional Levies

The Prince William County base real estate rate is $0.906 per $100 (FY2026). Most parcels in Prince William County are also subject to:

  • Fire and rescue levy: $0.072 per $100 of assessed value
  • Mosquito control levy: $0.0025 per $100 of assessed value

Adding these levies, the effective rate for most parcels is approximately $0.9805 per $100. This calculator shows the base rate only. Verify all applicable levies at pwcva.gov.

City of Winchester — Downtown District Levies

Winchester's base real estate rate is $0.795 per $100 (TY2025). Properties in special downtown districts pay additional levies:

  • Primary Downtown District: +$0.230 per $100 (total $1.025 per $100)
  • Secondary Downtown District: +$0.130 per $100 (total $0.925 per $100)

Hanover County — Town of Ashland Overlay

Properties located within the Town of Ashland, which is situated within Hanover County, are subject to the Hanover County real estate rate plus a separate Town of Ashland real estate levy. This calculator shows the Hanover County rate only. Confirm your jurisdiction with the Hanover County Commissioner of Revenue or the Town of Ashland.

Loudoun County — Incorporated Towns

Some incorporated towns within Loudoun County (including Leesburg, Purcellville, Hamilton, Hillsboro, Lovettsville, Middleburg, Round Hill, and Waterford) levy a separate town real estate tax in addition to the county rate. This calculator shows the county rate only. Contact your town government if your property is within an incorporated Loudoun County town.

How is real property assessed in Virginia?

Virginia Code § 58.1-3201 requires all localities to assess real property at 100% of fair market value. Unlike some states that apply assessment ratios (e.g., assessing at 80% of value), Virginia does not reduce the taxable base. Your assessed value should reflect the full estimated market value of your property as of January 1 of the tax year, as determined by your local assessor.

When is Virginia property tax due?

Real estate tax due dates vary by jurisdiction. Many Virginia localities bill in two semi-annual installments. Common due dates are June 5 and December 5, but exact dates differ. For example, Loudoun County real estate tax is due June 5 and December 5; Fairfax County is due July 28 and December 5. Due dates may shift when they fall on weekends or holidays.

Why does the calculator show a base rate for some jurisdictions?

Some Virginia jurisdictions levy additional special district charges on top of the base real estate rate. Prince William County adds fire and rescue and mosquito control levies for most parcels. The City of Winchester has downtown district levies. The City of Suffolk has district levies in certain areas.
